What kind of properties are for sale in the northeast of Brazil?

Before speaking about the desired type of property, one has to have a clear idea of what kind of location is preferred as it will dictate the type of properties available for sale in northeastern Brazil. All the states in the northeast of Brazil have a state capital which is normally located by the sea, and in most cases the coastline of each state has several villages scattered along the coastline. Some of the villages are very close by, while others are several hours away by car.

Each state capital usually has min 700 000 inhabitants and the bigger ones have over 2 000 000, while the villages on the coastline typically have from a few thousand to over 10 000 inhabitants. The state capitals are like most modern cities with similar facilities one can find in Europe or the USA with shopping malls, restaurants, hospitals etc.

The villages scattered along the coastline range from very simple fishing villages with little infrastructure, to more developed villages with small super markets, restaurants, bars, pharmacies and cyber cafés. Some coastal villages are extremely beautiful and it is possible to enjoy from a great and relaxed lifestyle in a natural setting that for many can simply be defined as “living in paradise”. Some of the coastal villages started as very simple villages and have grown over the years into very cute and charming destinations where Brazilians and foreigners have decided to settle down. Most of the amenities can be sourced in the village, like food, fresh bread and fruits etc, and if more exclusive goods are needed, the state capital is usually within reasonable driving distance.

Most of the land that international real estate groups have acquired in the northeast of Brazil, is located on the coastline away from the state capitals and tend to be within 60-90 minutes by car from an international airport. Some of the coastal villages will benefit from these future beach and golf resorts that will be developed along the coastline as it will be bring improved infrastructure into the area.

If your desired location is in the city itself, most of the property developments for sale in northeast Brazil tend to be apartments in tower blocks which can have over 30 stories. There is a wide range of Brazilian tower block developments for sale in the state capitals. Some are very basic while others have extensive facilities on site such as swimming pools, tennis courts, gym, communal barbeque areas etc. Besides tower blocks, there are also usually gated villa plot subdivision projects on the market where clients buy a plot and then build a house themselves. These tend to be set in suburb areas a bit out of the city and far from the beach and are targeted for Brazilian residential living. As a rule of thumb, most developments for sale in the cities are not by the beach as usually there is limited land available by the city beaches and cost of land is also more expensive. Exceptions do exists and it is reflected in the sales prices as well.

If your desired location is more inclined to being a bit away from the city, then the projects for sale on the coastline around the villages and smaller towns typically offer a wide range of properties ranging from apartments, bungalows, townhouses and villas. Most of the coastal properties for sale in northeastern Brazil are located close to the beach, and if you want to be in a first line beach property development, expect to pay a higher price as cost of beachfront land is far higher than for land set further back. On the coastline virtually all properties are low rise buildings as building restrictions regulate the maximum height of buildings.

Even though there are many coastal villages in northeastern Brazil, not all of them have good potential for property and real estate investments. Some are just too far from an international airport, and in some cases the local infrastructure is very basic and it might take a very long time before progress comes their way as development will take place in other areas.
